The developer proposed redeveloping the Longacres Office Park as a mixed-use campus featuring approximately 3,000 new residential units, 1.4 million square feet of commercial and medical offices, 230,000 square feet of industrial space, 100,000 square feet of retail, food, and beverage space, two hotel sites, and an 8,000-person music venue. The proposed development includes open space areas, utilities, and landscaping.
The PACE team conducted onsite wetland delineation and completed a critical areas report, biological assessment, and mitigation plan. Environmental and landscape design assisted the client in obtaining project approvals for the mitigation and monitoring plan, including enhancing and restoring onsite critical areas and formulating a mitigation bank use plan.
