PACE provided comprehensive civil engineering and landscape architecture services for this duplex and townhome community, guiding the project from initial feasibility studies to final construction. The development features 18 three-story homes with diverse floor plans and elevation configurations tailored to the site’s unique topography. These thoughtfully arranged homes range from 1,900 to 2,400 SF on a compact 1.18-acre property.
The challenging site topography and jurisdictional requirements shaped the project’s landscape design, resulting in innovative solutions, such as increased soil volume for street trees in confined planting beds, custom metal safety railings, and cedar fencing. To enhance the community’s character, the developer partnered with an artist to integrate creative elements into the common amenity spaces, visually softening the impact of tall retaining walls. These artistic features include flat metal accents on retaining walls, courtyard etchings, and trellis structures.
PACE coordinated the landscape design with artistic elements and pedestrian lighting, incorporating a palette of native trees, shrubs, and perennials to establish a cohesive and sustainable planting theme.
